Prefinished vs. site-finished hardwood: Which is right for your job?

The core difference

The choice between prefinished and site-finished (unfinished) hardwood comes down to where the final seal is applied. Prefinished boards arrive at the job site with the stain and clear coat already cured in a factory. Site-finished boards arrive raw; they are installed, sanded, stained, and sealed inside the home.

For a Chicago homeowner, this isn't just about aesthetics—it's about dust, timeline, and the chemistry of the finish.

Prefinished: Speed and UV-cured durability

Most modern high-end floors we stock, like those from Mirage or Lauzon, are prefinished. The primary advantage is the finish itself. Factories use UV-curing ovens to bake the finish into the wood.

This process creates a surface far harder than what can be achieved with a brush or roller on a job site. Many of these lines use aluminum oxide—a mineral used in sandpaper—integrated into the wear layer. This provides a level of scratch resistance that site-applied polyurethanes struggle to match.

The Pros:

  • Zero Dust: No sanding or staining in the house. You can install and walk on the floor the same day.
  • Consistency: Every board is the exact same shade. There is no risk of "lap marks" or uneven staining across a large room.
  • Micro-bevels: Most prefinished floors have a slight V-groove (micro-bevel) at the edge, which hides minor gaps caused by the 20% to 70% RH swings common in Chicago.
  • The Cons:

  • The Bevel: You will see the lines between boards. You cannot get a perfectly "seamless" look.
  • Fixed Colors: You are limited to the manufacturer's palette.
  • Site-finished: The custom, seamless look

    Site-finished floors are the gold standard for historic Chicago restorations or high-end custom builds. Because the floor is sanded after installation, the joints are completely seamless.

    The Pros:

  • Custom Color: You can mix a specific stain to match existing trim or a particular architectural era.
  • No Bevels: The floor is a single, smooth plane.
  • Sheen Control: You decide the exact level of matte, satin, or gloss.
  • The Cons:

  • The Dust: Even with vacuum-integrated sanders, fine particulate will settle on every surface in the home. In a lived-in bungalow, this requires extensive plastic sheeting and ventilation.
  • Cure Time: You cannot move furniture back in immediately. Depending on the finish (oil vs. water-based), you may wait days or weeks for full cure.
  • Labor Cost: Site-finishing adds significant man-hours to the project.
  • The basement and moisture factor

    As noted by our staff, the location of the install changes the recommendation. For Chicago basements, we almost exclusively recommend prefinished engineered hardwood.

    Engineered construction—a hardwood wear layer over a cross-plywood base—is more flexible and handles the moisture levels of a basement better than solid wood. When combined with a factory finish, it provides a moisture-resistant seal that is far more reliable than a site-applied finish in a high-humidity environment.

    Getting your samples

    To ensure the color and plank width (which currently trend toward wider, more natural looks) fit your space, we provide physical samples.

    Our sample policy is strict: Samples are available for PICKUP ONLY at our Schiller Park or Bridgeview showrooms. We do not ship samples. There is a $50 refundable deposit required at the time of pickup; this is refunded once the samples are returned to the showroom.
